Planning your budget is essential, and we’re here to make it simpler. The pricing you’ll see may be labeled Total Monthly Leasing Price or Base Rent.
Base Rent: The monthly rent for the rental home.
Total Monthly Leasing Price: Base Rent plus fixed, mandatory monthly fees.
To help budget your monthly fixed costs, add your base rent to the Essentials and any Personalized Add-Ons you will be selecting from the list of potential fees which can be found on this page. This way, you can easily see what your initial and monthly costs might be.

Move-In Fees
Application Fee – $50 per applicant/one-time fee*
Security Deposit (Refundable) – $500 OAC per unit/one-time fee*
Admin Fee (Non-Refundable) – $200 per unit/one-time fee*
Essentials
Internet Wi-Fi Services – $45 per unit/per month*
Renter’s Liability Insurance – Varies per leaseholder/per month*
Utility – Electricity & Gas – Usage Based per unit/per month*
Utility – Water, Sewer, & Trash – $55 per unit/per month*
Common Area Electricity – Varies per leaseholder/per month*
Add-Ons
Pet Fee (Non-Refundable) – $250 per pet/one-time fee**
Pet Rent (1 Pet) – $35 per per/per month**
Pet Rent (2 Pets) – $70 per per/per month**
Parking (Reserved) – $35 per vehicle/per month**
Situational Fees
Early Lease Termination/Cancellation – $2500 per occurrence
Late Fee – 5% per occurrence
NSF Fee – $25 per occurrence
Legal/ Eviction Fees – Varies per occurrence
Trash Services (Hauling) – Varies per occurrence
Short Term Premium Lease – $200 additional per month
Vacant Electric Fee (Power NOT in Resident Name) – $50 per occurrence

The standard security deposit is subject to change based on screening results; however, the total required deposit will never exceed any legally permitted maximum. Residents may also be required to maintain renter’s insurance in accordance with the lease. Residents are responsible for damage that exceeds ordinary wear and tear. Some items may be taxed under applicable law. This form does not modify the lease. Additional fees may apply in specific circumstances as outlined in the application and/or lease agreement, which can be reviewed prior to the application process. All fees are governed by the terms of the application and lease. Residents may be responsible for activating and maintaining utility services, including but not limited to electricity, water, gas, and internet, as specified in the lease agreement.
